OWEN’S CUSTOM CLEANING SERVICES
2026-27 Residential Snow Removal – Terms & Conditions
Service Season
November 1, 2026 to April 1, 2027
Standard Service Trigger
5 cm of accumulated snowfall
Seasonal Snowfall Allowance
Up to 300 cm
1. Agreement and Service Term
These Terms & Conditions form part of the customer’s snow removal contract with Owen’s Custom Cleaning Services (the Contractor). The
individual FolloSOFT contract identifies the property, selected services, seasonal price and payment terms. If the individual contract expressly differs
from these terms, the individual contract governs that specific item.
The standard residential service season is November 1, 2026 through April 1, 2027. Service is weather-dependent and is performed according to
storm conditions, route requirements, municipal operations, equipment availability and safe operating conditions.
2. Snow Removal Service
Unless the individual contract states otherwise, snow removal service is triggered when accumulated snowfall reaches approximately 5 cm. The
Contractor determines the timing and sequence of service based on conditions and route efficiency; a specific arrival time is not guaranteed.
• Driveway service covers the accessible driveway area identified in the customer’s contract.
• During prolonged or heavy snowfall, the Contractor may perform multiple passes when reasonably required.
• Follow-up service may be performed after municipal road plows or sidewalk plows create additional accumulation, where reasonably required as
part of the selected service.
• Snow removal means moving/blowing/plowing snow to a reasonable on-site storage area. Stacking, loading, hauling or off-site disposal is not
included unless separately quoted.
• Roof snow, drifting unrelated to a qualifying snowfall, freezing rain, ice caused by thaw/refreeze or compaction, and snow/ice that equipment
cannot reasonably access are not included unless separately agreed.
3. Walkways, Entrances and Decks
Walkway clearing is included only when it appears as a purchased service on the individual contract. A standard walkway service is intended to
cover one reasonable path to the selected front or side entrance.
• Large walkways, multiple entrances, stairs, porches, front or rear decks and other substantial hand-shovelling areas may require additional
pricing.
• Areas blocked by vehicles, furniture, decorations, bins or other objects will be serviced only to the extent reasonably accessible.
• Hand-cleared surfaces may retain packed snow or ice. Snow removal does not guarantee bare pavement or a slip-free surface.
4. Snow Storage
Snow will be placed in reasonable available locations on the property. The customer authorizes the Contractor to use available lawn/driveway-side
areas for snow storage where necessary. If normal on-site storage becomes insufficient, relocation, loader work, hauling or off-site disposal may be
offered at an additional charge.
5. Seasonal Snowfall Allowance and Excess Snow
The seasonal contract price includes up to 300 cm of cumulative snowfall during the service season. Once cumulative snowfall exceeds 300 cm,
additional snowfall will be billed proportionally using the customer’s seasonal contract value.
Excess snowfall charge = Seasonal Contract Value / 300 cm x centimetres above 300 cm.
Example only: a $1,500 seasonal contract equals $5.00 per cm above the 300 cm allowance. The actual charge is based on the customer’s own
seasonal contract value. The Contractor may use a consistent recognized local weather/snowfall reporting source to determine cumulative seasonal
snowfall.
6. Salt, Abrasives and Ice Management
Snow removal and ice management are separate services. Salt, abrasive spreading, de-icing and ice control are included only when expressly listed
in the individual contract. Snow removal alone does not guarantee bare, dry or slip-free pavement.
7. Customer Responsibilities
The customer must keep the contracted service areas reasonably accessible and disclose or mark hazards that may not be visible under snow.
• Vehicles left in the driveway may prevent complete clearing. Return service solely to clear areas previously blocked by vehicles is not included
unless arranged.
• Garbage/recycling bins, toys, extension cords, decorations, hoses, furniture and other movable objects must be removed from service areas
before snowfall.
• Basketball nets and similar equipment must be moved away from the service area or raised to provide at least 10 ft of clearance.
• Gutter downspouts and other low projections must be removed, secured or clearly marked before the season.

marked by the customer if they are not readily visible.
8. Property Markers and Surface Conditions
The Contractor may install standard driveway-edge markers near the street. The customer remains responsible for identifying and marking
additional hazards or sensitive areas. The Contractor is not responsible for ordinary cosmetic marks or damage arising from concealed, pre-existing,
heaved, cracked, deteriorated or uneven surfaces where reasonable care has been used.
9. Damage Reporting and Liability
The customer must notify the Contractor promptly after discovering alleged service-related property damage so the condition can be inspected and
documented. Nothing in these terms excludes liability that cannot lawfully be excluded or limited.
The Contractor is not responsible for damage to unmarked or concealed objects, objects left within the service area, or conditions outside the
Contractor’s reasonable control. Snow and ice conditions can change rapidly after service because of weather, traffic, drainage, drifting, municipal
plowing, thaw/refreeze and other factors.
The customer acknowledges that snow removal reduces accumulation but cannot eliminate all winter hazards. The customer remains responsible
for monitoring the property and taking reasonable precautions appropriate to changing winter conditions.
10. Payment Terms
Unless the individual contract states otherwise, the seasonal contract price is payable in two equal installments: the first due October 15, 2026
and the second due January 15, 2027. Accepted payment methods are those shown on the customer’s contract.
Amounts not paid when due may result in suspension of service after any notice required by applicable law or the individual contract. Suspension or
termination for non-payment does not erase amounts already owing for contracted services.
11. Cancellation, Property Sale and Service Changes
The seasonal price reserves service capacity for the contracted property for the season. Requests to cancel, transfer or materially change service
are subject to the individual contract and applicable law.
If the property is sold or occupancy changes, the customer should contact the Contractor promptly. Any transfer of the remaining service to a new
occupant or another property requires the Contractor’s approval and must be within the Contractor’s service area.
12. Service Interruptions and Extraordinary Conditions
The Contractor will make reasonable efforts to provide contracted service. Service timing may be delayed or modified by severe or extraordinary
weather, road closures, emergency restrictions, equipment breakdowns, unsafe conditions, utility incidents or other events beyond reasonable
control. Where practical, the Contractor may use employees, subcontractors or alternate equipment to complete service.
13. Photos, Video and Service Documentation
The Contractor may take photographs, video or electronic service records reasonably necessary to document site conditions, completed work,
safety issues, training or quality control. Operational records may be retained as part of the service history.
Public advertising or promotional use of identifiable customer information is not authorized by these terms alone. Any marketing content will be
handled in a manner intended to avoid publicly disclosing personal identifying information without appropriate permission.
14. Electronic Communications and Acceptance
The customer consents to receiving contract-related notices, invoices, service communications and renewal information using the contact
information provided. Electronic acceptance of the FolloSOFT contract, electronic signature, or payment made in connection with the contract may
be used as evidence of the customer’s acceptance of the individual contract and these attached Terms & Conditions.
15. Entire Agreement and Severability
The individual contract, selected services, pricing, payment terms and these Terms & Conditions together form the service agreement. If any
provision is found unenforceable, the remaining provisions continue to apply to the extent permitted by law. Any amendment should be confirmed in
writing.
